Summary



The Facilities Management Division (FMD) is seeking to fill an immediate opening for a skilled Facilities Maintenance Constructor to join our Health Through Housing Section. This role will also support additional Housing and Community Services-related work, such as completing Preventative Maintenance at other properties.

This position is responsible for safely performing a variety of skilled work involving building maintenance, repair (light plumbing and mechanical repair), landscaping (mowing, weed eating), as well as property and room inspections at various King County owned properties. The role will be supporting our Health Through Housing Initiative. Health through Housing is a program in which King County partners with other regional cities to create and maintain emergency supportive housing and permanent supportive housing for people experiencing or at risk of chronic homelessness.

The purpose of this recruitment is to fill 1 career service position.

FMD is the Facilities Management Division within King County Executive Services. A part of FMD Is the Health Through Housing Initiative. Through innovative partnerships and close collaboration with city governments, service providers, and local communities, HTH acquires former hotels and other existing buildings and converts them into apartments that are dignified, affordable, and service enriched. HTH offers two types of housing, Permanent Supportive Housing (PSH) and Emergency Supportive Housing (EH), both of which feature 24/7 staffing and supports.

Job Duties



The successful candidate at a minimum will demonstrate skill and ability to:
  • Perform a variety of preventive maintenance functions and service checks on plumbing, painting, room setup, carpentry, and minor electrical and mechanical engineering work as necessary to maintain safe and efficient systems within the hotel and apartment systems.
  • Respond to a wide variety of requests and urgent matters, such as water leaks, damage, and remediation.
  • Inspect, troubleshoot, remediate, and coordinate repair through supervision.
  • Plan, schedule, and coordinate activities and work with other trades, divisions and outside agencies or contractors.
  • Ability to interpret readings from meters & gauges and other measuring units. Ability to ensure security of properties.
  • Repair and replace broken pipes, fixtures, faucets, sinks, toilets, fountains, lighting, and valves.
  • Build and maintain doors, window and related hardware including lock mechanisms, closures, keying system (electronic and mechanical).
  • Operate and understand basic television systems, plumbing systems and electrical systems, and maintain kitchen equipment, laundry equipment and HVAC systems throughout various properties. Keep systems maintained and operational by performing routine maintenance on building equipment, HVAC wiring and lighting, repairing or replacing broken or defective parts and fixtures, performing preventative maintenance services on all systems and equipment, and identifying and correcting defective or damaged systems assisting with any other maintenance needs at each building as needed
  • Performing routine preventive maintenance on guest rooms and building equipment, repairing or replacing broken or defective parts and fixtures, performing preventative maintenance services on systems and equipment, assisting with any other maintenance needs at the building as needed
  • Perform routine maintenance such as carpet/floor cleaning.
  • Install, maintain, repair, and modify environmental drainage systems and components (sinks, drains, plumbing).
  • Perform general custodial duties such as cleaning, mopping and vacuuming as needed.
  • Respond to emergency alarms and trouble calls related to fire sprinkler systems; identify, repair malfunctioning components.
  • Perform various grounds-keeping duties, such as watering, spreading mulch, debris and garbage clean-up a removal as needed.
  • Perform property and room inspections on a regular basis

Experience, Qualifications, Knowledge, Skills

  • Have one year of demonstrated work experience in mechanical maintenance.
  • Have at least one year working with vulnerable populations, such as formerly chronically homeless individuals.
  • Be able to work independently
  • Provide concise, yet frequent updates to direct supervisor as needed.

  • Possess past professional experience and thorough knowledge in:

  • Safe and proper care and use of tools and equipment.
  • Related codes (plumbing, electrical, construction) and means of compliance. Standard construction practice principles and knowledge of building systems.
  • Are skilled in mechanical repair and basic carpentry.
  • Have the ability to perform work at heights from ladders and scaffolding
  • DESIRABLE SKILLS:
  • Trade experience in Plumbing, Carpentry, Painting, Electrical Skills, HVAC , PTAC maintenance, experience with hotel and apartment-based room key card system operations
  • Knowledge of Preventive Maintenance procedures
  • Reasonable understanding of building equipment and hand tools
  • Emergency procedures
  • Licensing/Certification Requirements:
  • HVAC, Plumbing, or Welding Certifications are desired, but not required

Selection Process:

We will have a practical onsite assessment and an onsite interview. The practical assessment will involve the use of a computer. We are only moving the most competitive applicants forward.

Necessary Special Requirements:
  • Must have the ability to perform physical demanding tasks including, bending, kneeling, standing, reaching, climbing stooping, squatting, lifting (up to 50 lbs) and twisting on a regular basis.
  • Candidates must possess a valid Washington State Driver's License or the ability to travel throughout King County timely manner.
  • Final appointment is contingent upon successfully passing a pre-employment physical examination and a finger- print based criminal history check.
