Summary



This position is needed and exist to provide planning, scheduling and daily supervision over the Health Through Housing Core unit Facility Maintenance Constructors and Related Teams This role may also supervise additional Housing and Community Services-related work staff. This supervisor is responsible for overseeing shelter, emergency and permanent supportive housing caretaking maintenance operations for up 15 sites around King County.The role will be supporting our Health Through Housing Initiative. Health through Housing is a program in which King County partners with other regional cities to create and maintain emergency supportive housing and permanent supportive housing for people experiencing or at risk of chronic homelessness.

FMD is the Facilities Management Division within King County Executive Services. A part of FMD Is the Health Through Housing Initiative. Through innovative partnerships and close collaboration with city governments, service providers, and local communities, HTH acquires former hotels and other existing buildings and converts them into apartments that are dignified, affordable, and service enriched. HTH offers two types of housing, Permanent Supportive Housing (PSH) and Emergency Supportive Housing (EH), both of which feature 24/7 staffing and supports.

Job Duties



The successful candidate will demonstrate skill and/or ability to:
  • Plan and schedule daily work tasks and assignments for skilled, semi-skilled and unskilled staff assigned to a building, group of buildings or multiple locations.
  • Ensure staff is trained in proper procedures and/or implement training programs as directed.
  • Conductroutineinspectionsforqualityandquantityofwork;monitorindividualandgroupperformance.
  • Ensure compliance with all safety and health regulations; required inspection and maintenance is conducted on equipment; chemical supplies are stored and handled properly.
  • Build strong, open communication with client/customers.
  • Implement and monitor service level agreements and commitments.
  • Supervise one or more trade staff for an assigned shift, including custodial ,and/or other trades classifications in the daily maintenance of FMD owned and managed facilities.

Experience, Qualifications, Knowledge, Skills



WE ARE LOOKING FOR CANDIDATES WHO HAVE:
  • Demonstrated supervisory experience managing staff involved in facility maintenance and building operations.
  • Experience in developing and/or implementing safety programs, including demonstrated knowledge of Washington State or similar workplace safety laws and policies
  • Demonstrated experience planning, scheduling, utilizing and coordinating a variety of skilled, semi-skilled and unskilled workers, and support staff to maintain a facility or other public works related infrastructure
  • Experience in developing or implementing training programs and processes used in building or public works management operations to include the development of Preventive Maintenance and work order programs, etc.
  • Experience in making accurate decisions in emergency situations
  • Intermediate ability in operating computers and software programs including Microsoft suite and Office to include Word, Excel, Outlook, and PowerPoint.
  • Skill in construction/maintenance cost estimating and experience in service level implementation and project contracting required.
  • Skill in communicating effectively both orally and in writing with employees, peers, customers, and union representatives
  • Skills in resolving conflict, solving problems, collaborating, and negotiating.
  • Ability to work with a diverse work force who have varying levels of access to technology and communication channels.
DESIRABLE QUALIFICATIONS:
  • Hotel Facilities Management experience with emphasis on but not limited to: hotel and apartment building systems maintenance and operations, hotel keycard system management, hotel room amenities maintenance and setup, and hotel services vendor contract administration.
  • Knowledge of the requirements for proper cleaning and maintenance of hotels, apartments, and grounds.
  • Knowledge of custodial materials and grounds maintenance equipment needed to maintain hotels, apartments, and grounds.
  • Knowledge of Government or Public Sector policies and procedures.
  • Proficient with Computerized Maintenance Management Systems such as Maximo and Origami.
  • Experience working in a unionized environment, administering collective bargaining contracts

Position Information:
  • Final appointment is contingent upon successfully passing a thorough fingerprint based federal and county background investigation.
  • This position is exempt from the provisions of the Fair Labor Standards Act and is not overtime eligible.
  • The work week is normally 40 hours , Monday through Friday ,and may vary dependent on staff schedules.
  • This position is represented by PROTEC17, Professional and Technical Employees, Local17-Supervisors.
  • This position has been designated by department leadership as a FIRSTRESPONDER in the event of a proclaimed emergency. Meaning this position has a role in emergency response and is responsible for the protection and preservation of life ,property, evidence ,environment and/or restoration of order.
This position is on the Duty Manager rotation and is responsible for handling after-hours facility and/or building operational calls.
