This assignment is anticipated to last up to 2 months.
King County's Facilities Management Division (FMD), Building Operations Section (BOS) is recruiting for a Maintenance Planner Scheduler (MPS) position. This position works collaboratively with Trades, Project Managers, Supervisors, Contractors, and Customers in the planning and scheduling of both preventative and corrective maintenance and project work throughout FMD managed facilities and sites.
WHO IS BUILDING OPERATIONS?
BOS maintains approximately 3 million square feet in facilities where King County provides regional services, including the King County Courthouse and District Courts, Maleng Regional Justice Center, King County Administration Building, King County Animal Shelter, and several of Public Health facilities. Our facilities range in age from 8 to 100 years, with equipment such as boilers, chillers, DDC controls, ventilation fans, pumps and compressors, and fire/life/safety systems.
Through a workforce of over 300 dedicated employees, FMD operates and manages the County's capital assets by developing and maintaining cost-conscious, sustainable, high-quality facilities, and environments. BOS provides custodial services, maintenance and building operations, building security and tenant improvement project work. Job Duties
To be considered for this opportunity, the successful candidate, at minimum, will demonstrate skill and ability to:
- Plan, organize, schedule, and coordinate daily work activities of assigned work unit; prepare work schedules and staffing plans; evaluate and monitor work quality and quantity. Lead the efforts in tracking cost of labor, parts, and materials in the Computerized Maintenance Management System (CMMS).
- Plan and schedule available resources and materials for maintenance activities associated with preventative and corrective maintenance in the most effective and efficient way.
- Forecast resource allocation to ensure preventative and corrective work activities are completed.
- Develop and communicate work scope for planned corrective and preventative maintenance tasks, as well as project work, that involve multiple crafts.
- Ensure that work is issued, tracked, and completed per compliance requirements. Prepare, analyze, maintain, and publish reports/audits for planning and scheduling activities.
- Perform on-site small project walks with craft supervisors to identify contract support as needed to complete planned corrective and preventative maintenance tasks.
- Participate in providing information for the annual budget process and updating the facility plans.
- Read and understand schematics/flow diagrams and maintenance manuals. Develop and maintain business processes related to job function.
- Prepare cost estimates.
- Other duties as assigned.
Experience, Qualifications, Knowledge, Skills
The ideal candidate will have:
- Experience with maintenance/project planning, the work order cycle and scheduling tools.
- Experience using a CMMS as it applies to the duties listed above.
- Lead maintenance planning meetings with multi-craft, project managers, contractors and/or customers. Strong verbal and written communication skills.
- Must be detailed oriented and ability to keep updated accurate records. Ability to multi-task and delegate. Proficient knowledge of Word, Excel, and Access data collection programs.
- Experience working in the Construction industry, preferably in a Scheduling or Planning capacity.
- Experience and understanding of the work performed by skilled crafts including carpentry, mechanical, electrical.
- Experience preparing cost estimates.

ADDITIONAL INFORMATION
- This position has been designated by department leadership as MISSION CRITICAL, which means that you provide for and maintain critical functions of county services that must remain operational but may not be critical to the emergency response.
- This position is salaried and is not overtime eligible.
- The typical workweek is 40 hours, 7:00a.m. - 4:30 p.m., Monday-Friday.
- This position will require onsite presence. The primary reporting location will be the King County Chinook Building. The position will also require onsite presence to various King County facilities for business and operational purposes.
- This position is represented by the International Brotherhood of Teamsters, Local 117 Professional & Technical.
- The selected applicant must possess a valid Washington State driver's license and the ability to travel throughout King County in a timely manner in a variety of County vehicles.
- Final appointment is contingent upon successfully passing a thorough federal and county background investigation, reference checks and a pre-employment physical examination.
- Successful candidates must also have an active, unencumbered driver's license, and be able to provide a 5-year driver's license abstract.
- The selected candidate must complete an annual "Financial Disclosure Statement" in accordance with the King County Code of Ethics.
