Summary

The King County’s Facilities Management Division (FMD), Building Operations Section (BOS), is searching for an experienced and responsible Painter II. This position will perform supervisory responsibilities including assigning, monitoring, and evaluating the work of journey-level Painters and others within the work unit. Our Painter II will perform duties such as scheduling, coordinating, and planning the work for the unit; preparing cost estimates for labor and materials along with preforming journey-level Painter job duties.

Through a workforce of over 300 dedicated employees, the FMD operates and manages the County’s capital assets by developing and maintaining cost-conscious, sustainable, high-quality facilities, and environments. The BOS maintains approximately 3 million square feet in facilities where King County provides regional services, including the King County Courthouse and District Courts, Maleng Regional Justice Center, King County Administration Building, King County Animal Shelter, and several Public Health facilities. Job Duties

The successful candidate will demonstrate skill and/or ability at a minimum to:

  • Model best practices in supervising Painters including:
    • Plan, organize, schedule, and coordinate daily work activities of assigned work unit; prepare work schedules and staffing plans; evaluate and monitor work quality and quantity;
    • Provide input and/or prepare performance feedback for subordinates; investigate and address performance and conduct issues in a timely and appropriate manner. May participate in discussions regarding disciplinary actions with higher level supervisor.
    • Monitor for safety hazards and unsafe personnel practices; recommend corrective actions as appropriate;
    • Foster a model of every employee being accountable for high-quality service delivery.
  • Maintain accurate personnel, building and vendor files, and records on projects.
  • Monitor and track material and labor expenditures.
  • Organize and file owner equipment manuals for ongoing reference.
  • Utilize and monitor the computerized maintenance management and timekeeping systems. This includes:
    • Inputting detailed data
    • Verifying accuracy of inputted data
    • Closing out work orders
    • Approving hours
    • Correcting errors
    • Training staff on the systems
    • Escalating any issues that arise
  • Analyze, troubleshoot, and develop resolutions for maintenance issues.
  • Estimate material and labor, equipment rental charges, permit fees, and subcontractor costs for various disciplines within pre-determined project scope.
  • Review project specifications and drawings for material standards and constructability.
  • Collaborate with Planners, Project Managers, clients, and other trade groups to schedule and complete work orders.
  • Provide excellent customer service to all internal and external customers.
  • Perform the duties of a Painter I, as needed.

Experience, Qualifications, Knowledge, Skills

Our ideal candidate will have:

  • Experience as a journey-level Painter.
  • Experience effectively leading employees within the painting trade or similar trade by supervising, coaching, supporting, and empowering employees; ability to make employees accountable for high-quality service delivery.
  • Thorough knowledge of the methods, practices, occupational hazards, materials and tools of the painting trade.
  • Experience planning, scheduling, and monitoring a preventative maintenance program.
  • Knowledge of paints, varnishes, enamels, paint removers, and their properties and application.
  • Ability to use computer programs including Outlook (emailing and calendaring), Word and a computerized maintenance management work order system such as Maximo.
  • Ability to communicate effectively in writing (including email and text message) and verbally.
  • Skill in planning, layout, training, and directing the work of painters.
  • Skill in selecting proper materials, mixing and matching paints and applying paints and other finishes, brushes, rollers or spray guns.
  • Skill in preparing time and material estimates.
  • Must have the ability to perform physically demanding tasks including bending, kneeling, standing, reaching, climbing, stooping, squatting, and twisting on a regular basis.
HIGHLY DESIRED:
Knowledge of designing, creating, installing signage and using a computer signage system.

POSITION INFORMATION:

  • The selected applicant must possess a valid Washington State driver's license or the ability to travel throughout King County in a timely manner in a variety of County vehicles.
  • Final appointment is contingent upon successfully passing a thorough federal and county background investigation and clearing a pre-employment physical examination.
  • This position reports to the King County Courthouse in Downtown Seattle, however, may be relocated to other locations such as the Maleng Regional Justice Center in Kent, WA.
  • Shift is Monday - Friday, 1:00 p.m. - 9:30 p.m.
  • We are also creating a hiring list for any future positions that become available in the next 12 months.
  • This positions is non-exempt from the provisions of the Fair Labor Standards Act, and therefore is overtime-eligible.
  • Employees are paid on a bi-weekly schedule, every other Thursday, comprising a 40-hour workweek.
  • Incumbents in these positions are represented by the International Union of Painters and Allied Trades District Council 5.
