Construction Manager
NORTH AMERICA ASSET MANAGEMENT GROUP, LLC seeks a CONSTRUCTION MANAGER in Bellevue, WA to oversee and direct construction and development projects from conception to completion; plan, schedule, or coordinate construction project activities to meet deadlines; prepare and submit budget estimates, progress reports, or cost tracking reports; communicate construction plans and contract terms to developer, management, staff and/or client; plan, organize, or direct activities concerned with the construction or maintenance of structures, facilities, or systems; develop construction budgets to compare green and non-green construction alternatives, in terms of short-term costs, long-term costs, or environmental impacts; inspect or review projects to monitor compliance with environmental regulations; perform, or contract others to perform, pre-building assessments, such as conceptual cost estimating, rough order of magnitude estimating, feasibility, or energy efficiency, environmental, and sustainability assessments; evaluate construction methods and determine cost-effectiveness of plans, using computer models; apply green building strategies to reduce energy costs or minimize carbon output or other sources of harm to the environment; review the project in-depth to schedule deliverables and coordinate with outside general contractors to estimate costs; create projects by considering hard and soft costs associated with a development project; understand Leadership in Energy Efficient Design (LEED), to ensure responsible design and building activities or to achieve favorable LEED ratings for building projects; perform, or contract others to perform, pre-building assessments, such as conceptual cost estimating, rough order of magnitude estimating, feasibility, or energy efficiency, environmental, and sustainability assessments; review outside general contractors, subcontractors, vendors, and professional service providers' work progress on a regular basis; prepare internal (to senior management) and external reports (to stakeholders such as investors and lenders) pertaining to project status; review, approve, and negotiate contractor agreements; review, approve and disapprove change orders; review plans and specifications to identify potential pitfalls; and collaborate with architects, engineers, and other construction specialists.
Min. Req.: Bachelors in Business Administration, Construction Management, Architecture or related field of study & 24 months experience as Project Manager, Project Coordinator, Architectural & Civil Drafter or related positions. Travel Req’d.
