POSITION: Property Manager, Terminal Leasing (Exempt)
SALARY: $82,515.00 - $128,962.00 Annually
GENERAL INFORMATION:
The Portland International Airport, PDX, is often the first impression people have of Oregon, SW Washington and the City of Portland. The Property Manager for Terminal Leasing will manage the day-to-day needs for air carrier tenants and non-concessionaires within the terminal building at Portland International Airport. In addition, this position will be responsible for the necessary support programs, audits, and contracts required within the air carrier lease and operating agreements.

SUMMARY OF ESSENTIAL RESPONSIBILITIES:
- Manage the day-to-day needs for all terminal tenants excluding concessionaires at Portland International Airport:
- Ensures compliance by tenants and the Port with contractual obligations, environmental obligations, and Port Rules and Regulations utilizing property management and real estate best management practices.
- Conducts property inspections of tenant-owned or leased facilities to ensure maintenance requirements and other contractual obligations are being met.
- Reviews and interprets airline operating agreements, leases, contracts, renewals, permits, and/or various property rights or other rights of use evaluating customer issues to determine appropriate responses to tenant issues including recommendation of negotiating positions.
- Coordinates tenants move-in and move-out of leased space.
- Coordinates, monitors, and tracks the development, progress and implementation of tenant improvement and Port construction projects; coordinates all necessary Port work in tenant spaces ensuring lease compliance is adhered to and maintained.
- Oversees resolution of non-compliance issues ensuring that they are resolved to meet legal requirements.
Maintains and develops relationships with tenants such as air carriers, baggage handling companies, ground support companies, maintenance operations, and local and federal agencies including the TSA and FAA:
- Interacts and acts as lead with local level tenants to ensure customer service standards are being maintained, present proposals regarding customer and tenant issues, as well as lease negotiations.
- Coordinates tenant issues as they relate to security initiatives, federal/state regulations, and environmental best management practices.
- Provides high-profile customer service to the traveling public, tenants, and individuals at all airports operated by the Port of Portland.
Negotiate and interpret complex lease agreements, contracts, renewals, permits, and/or various property rights or other rights of use:
- Review and revise contracts, draft leases and amendments.
- Utilize written and presentation skills to present to PDX leadership for approvals.
Prepares and manages operating budgets by managing revenues and expenses for the nonairline business unit:
- Analyzes and interprets industry-specific trends and factors used to develop and maximize use of facilities, customer service and revenues from leasable areas of the terminal building and on airfield where appropriate.
- Assists with the financial performance of tenants by partnering with Financial Services and the Business and Properties Contract Administrators with the collection of rents, security deposits, insurance and miscellaneous fees.
Conducts a variety of special or unique projects related to management and leasing of the terminal building:
- Coordinates and oversees projects that have multiple components which may include negotiation and/or conflict resolution with one or more of the following Port stakeholders in addition to tenants: operations, maintenance, planning, construction, engineering, safety, financial services, and aviation environmental.
MINIMUM REQUIREMENTS:
- Bachelor's degree in Aviation Management, Public Administration, Business, or a related field is preferred; or the equivalent combination of education and/or relevant experience is required.
- Minimum of five (5) years' directly related experience in property management of Aviation, Industrial, Commercial or Multi-family tenants, or any combination that demonstrates the ability to successfully perform duties of the job is required.
- Demonstrated experience in project management, working with internal and external stakeholders across various disciplines with proven success of handling customer complaints.
- Valid driver's license is preferred.
- Advanced proficiency with currently used Microsoft Office programs, specifically analysis with Excel, use of PowerPoint, and graphics programs.
- Advanced knowledge of the following is required:
- Team building and group meeting facilitation and negotiation skills; and
- Full range of real estate principles and practices including property management, development, and leasing.
