The College of Engineering has an outstanding full time opportunity for a Building Manager.

The position is responsible for the building management and safety program for the Molecular Engineering & Sciences and NanoEngineering & Sciences conjoined buildings. This program encompasses facility management (including Biosafety Level 2 labs) building renovation/modification projects, environmental health and safety, and building security.

The position involves coordinating safety, security, and many other shared functions between 20+ labs and user facilities in a state-of-art research interdisciplinary facility. Space includes chemical hazards, biohazards (up to Biosafety Level 2), radioactive materials, federally controlled substances, high voltage equipment, and numerous other hazards – as well as equipment that is highly sensitive to noise and vibration. These are challenging even in standard lab spaces, but shared lab space adds an extra dimension of complexity. Additionally, students in the building include interns, undergraduates, and new graduate students – many of whom have limited experience in research settings, making compliance with safety procedures and policies very important.

This position is the primary building contact for Environmental Health and Safety, college-level health and safety committees (primarily Group 9 representing College of Engineering), Facilities, outside renovation and equipment maintenance vendors, UW Police Department, UW Emergency Management, Custodial Services, Commuter Services, UW Recycling and Waste Management, neighboring buildings, and others.

RESPONSIBILITIES:

Building Management and Maintenance

  • Representing the Institutes in construction and renovation, including lab build-outs and modifications of facilities. This work usually impacts wet lab research space. Represent the Institutes in meetings with UW and contractor personnel to plan and implement renovations, facilities updates, and repairs. Working cooperatively with engineers, architects, Facilities Services, Environmental Health and Safety, and other necessary units as needed to plan and implement renovations, facilities updates, and repairs. Serve as the primary conduit of information between all parties to lead, direct, and coordinate projects. Coordinate construction schedule so as to minimize impact on existing building operations.

  • Manage maintenance and repairs in building, including complex laboratory environments. Work with Facilities Services, lab staff, and other necessary units as needed to resolve problems related to building infrastructure. Determine when and if warranty applies to new construction areas and arrange repairs with construction contractors pursuant to warranty terms.

  • Plan construction and repair projects to minimize impact on research activities. Consider issues such as vibration, noise, and dust on neighboring labs and facilities.

  • Maintain orderly records of construction projects, infrastructure modifications, maintenance issues, and warranty items. Ensure that relevant parties have access to records.

    Lab and Building Safety

  • Serve as departmental representative to standing and ad hoc committees including, but not limited to: Group 9 Health and Safety Committee, Infectious Waste Committee, UWPD ad hoc Building Coordinator meetings, Facilities Services Building Coordinators meetings, internal building safety representatives’ meetings.

  • Create and regularly update building safety documents including (but not limited to): Accident Prevention Plan (APP) and Fire Safety Evacuation Plan (FSEP). Assist lab managers as needed with creation of such things as Chemical Hygiene Plans, standard operating procedures, hazard risk assessment documents, Biological Use Authorizations, etc.

  • Coordinate with lab safety contacts for each lab to maximize compliance with local building and lab specific safety requirements, as well as university, local, state, and federal safety policies and procedures. Serve as primary conduit for scheduling and communication regarding lab safety, biological use, fire safety, and other inspections. Promote a work environment that values lab and building safety and ensures awareness of resources that are available to faculty, staff and students.

  • Facilitate communications between lab safety contacts, EH&S, Seattle Fire Department, UWPD, Safe Campus, and other state and federal agencies as needed. Maintain legally mandated safety bulletin board, lab safety signs, and other signage.

  • Coordinate special safety events such as evacuation drills, earthquake drills, first aid training, violence prevention training, etc.

  • Serve as Evacuation Director and primary emergency responder to fires, spills, and other accidents. Coordinate incident response and resolution. Maintain records and communication regarding incidents.

  • Develop and maintain autoclave training procedures in compliance with UW guidelines. Train new autoclave users. Maintain autoclave training, testing, and usage records in compliance with state law. Coordinate building-wide biohazardous and sharps waste disposal policies and procedures.

  • Alert institute management regarding any significant or chronic safety issues.

    General Administration

  • Maintain up-to-date policies, procedures, and position training manual.

  • Maintain and update floor plans and space assignment information.

  • Serve as primary point of contact for new faculty. Assist with lab set-up, move-in, purchasing, and assigning space to new staff and students (work with Administrator on preparing and updating space agreement MOUs).

  • Research and advise institute administration (and lab personnel as needed) on maximizing quality while minimizing cost on new equipment purchases, service plans, and supplies.

  • Develop and maintain a locker assignment policy and ensure periodic locker clean-outs.

  • Manage inventory and storage of attic stock building materials in Facilities areas or other space.

  • Serve as primary point of contact for; recycling and other sustainability efforts, UW-IT network operations and infrastructure issues, building copier – including technical support, budget issues, supplies, and setting up new users, and large equipment deliveries and shipments. Assist with planning, un/loading, un/packaging, and transporting large items.

  • Serve as liaison as needed between building occupants and Equipment Inventory Office for annual equipment inventory.

  • Collaborate with building coordinators at Atmospheric Sciences Building, Johnson Hall, and the Pacific Northwest Seismic Network to maintain a clean, orderly, and accessible shared loading dock and other common spaces.

  • Maintain records of building phones. Manage activation of new phones and network connections for Collaboration Core staff. Assist as needed with phone and network issues for other building occupants.

  • Ensure superior customer service and representation of Institutes to both internal and external constituents.

  • Serve as essential personnel in the event of suspended university operations for weather or other causes.

  • Other duties as assigned.

    Building Security and Access

  • Maintain database of building access cards and keys. Conduct periodic audits of access card users and key inventory.

  • Verify that keys are issued only to authorized personnel and that appropriate budget is billed for new keys or replacement/rekeying costs.

    Supervision

  • Co-Supervise Admin Assistant Supervisor in providing building support and other administrative activities related to tracking training, acting as building receptionist and general point of first contact, facilitating special events and ensuring licensing requirements, providing and tracking building access for all occupants, maintain conference room calendaring systems, maintaining listservs, sorting mail, and receiving packages and deliveries.

  • Set expectations, train, conduct annual performance evaluations and work with the Manager of Program Operations/Director regarding human resources issues.

    REQUIREMENTS:

  • Bachelor’s Degree in technical communication, science, or engineering field.
  • Four to five years of experience leading safety programs and managing renovations and remodels of high value research (wet labs) facilities.
  • Experience with Environmental & Health Safety – work experience managing biosafety, lab safety, and hazardous material response.
  • Familiar with technical writing.

    Equivalent education/experience will substitute for all minimum qualifications except when there are legal requirements, such as a license/certification/registration.

    DESIRED:

  • Excellent written and verbal communication skills.
  • Training and experience in technical writing and documenting policies and procedures.
  • Familiarity with building access systems such as CAAMS.
  • Experience establishing new policies and processes, handling punch lists and warranty claims, and customizing labs in a newly constructed building.
